What information should I enter about my property to make my listing attractive to visitors?

Creating a listing and wondering what will really make it attractive? The publication form has ten steps, but three of them make a real difference to visitors: the property type, the energy performance (EPC) and the photos, along with a possible video or virtual visit.

Specify your property type

In step 1, indicate whether you want to Sell or Rent, then under « My property is … » select the property type: House, Apartment, Land or Miscellaneous. Next, under « Select property type », choose the sub-type that best matches your property — for a house: Residence, Villa, Bungalow, Chalet, Cottage, Mansion, Master house or Mixed building. A precise sub-type helps your listing appear in the most relevant searches.

Provide the energy performance details (EPC)

The EPC certificate is required to publish a listing in Belgium. In step 7, fill in the Heating type and the Spec primary energy consumption (kWh/m²/year) shown on your certificate. Also tick any equipment installed — Photovoltaic / thermal panels, Heat pump, Air conditioning, Passive house — and the Type of glazing. Good energy performance, accurately entered, boosts your property’s appeal: it is a criterion visitors systematically look at, even before viewing the property.

Add quality photos and a virtual visit

Photos are the first thing that makes people want to discover your property. In step 4, add as many as you can (up to 32), favour natural light, start with your best photo and show all the main rooms. At least 8 photos is recommended to maximise your listing’s visibility. Do you have a video or a virtual visit? Add the link under « Video or virtual visit »: it helps visitors picture themselves in the property before they even come round.

Tip: before publishing, read your listing again as if you were the visitor — are the property type, the EPC and the photos complete and convincing?

 

By getting these three elements right, you give your listing every chance to convince visitors quickly and speed up the sale or rental of your property.
